About this format: This collection is prepared for experienced builders and owners who have the ability to visualize a design when completed, using the 2 dimensional elevations and plan views provided. If you are the type that needs to see it in full color and photo realistic perspectives before you can understand what it is, this design collection may not be for you. We can, at your request, supply additional elevation views to assist you in your selection. About Us: Design Profile is a Design Firm with over 25 years in the Building Design and Construction Industry. Our Designs have been featured nationally in Professional Builder, Home Planners Blue Ribbon publications and others. In addition to our plan service, we design custom homes from starter to multimillion dollar homes.  We have designed entire project communities. About our Plan Service: Square Footage: The Square Footage is based on the exterior perimeter of living area and does not include garages, decks or patios or unfinished basements. Stairs are counted once for two story designs. Updates: Actual plans, dimensions and specifications may vary from the depiction’s presented here. We reserve the right to update and revise our plans without notice. Meeting Local Requirements: The working drawings by Design Profile are prepared in accordance with the UBC or IRC building codes for Group R occupancies. Local codes and requirements change and are subject to varying interpretations, and for this reason Design Profile cannot warrant compliance with any specific code, regulation, or requirement. The 2000 International Residential Code is being adopted in some building jurisdictions.  Ask about our conversion fee for differing code versions. Design Profile’s plans do not carry an Architect or Engineers stamp. You may need to obtain an Architect’s or Engineer’s stamp to comply with your local building codes. In many cases the alterations can be made on the blueprints. Refunds: Design Profile cannot honor refund or exchange requests. All plan fee payments are non-refundable, non-exchangeable, and cannot be applied to future purchases. One Use: These designs are sold for the construction of one building or structure. For your unlimited use of the plan you may purchase a reproducible which includes a Release of Rights and allows you to build the design as often as you wish. Reversed Plans: If you wish to build one of our plans in reverse, you can order it reversed.  Call us for a cost to have us redraw it in reverse. Whats Included in our plans: While the general format described below includes the majority of our plans, some of our plans have a slightly different order and the content may vary depending on the complexity of the design. Cover Sheet; depicts the design in either an artist’s perspective or exterior front elevation and a schematic floor plan.  This can also be ordered in black and white or color suitable for framing. Also available in 8.5"x11" for hand outs. Call for availability. Construction Notes; based on the Uniform Building Code, (see above for code versions), includes general information about the building and specifications for many of the construction materials. Cabinet Elevations; depicts the Kitchen and Bath cabinets and other special walls. Door & Window Schedules. Exterior Building Elevations; drawn in 1/4" for the Front , 1/8" or larger for sides and rear. Floor Plans including Electrical Foundation Plan Building Sections Structural Drawings; each member, beam, post and connection is shown for clarity. Details; usually two pages with 40 or more details. Plumbing & Gas Isometrics and Mechanical layouts are available on some plans   Changes to Our Plans We can provide your desired changes to any of our plans. We completely redraw the plan you have selected with the changes you request. These can be as simple as changing the garage door location, type of foundation, or adding a 3rd car garage.  They can be as complicated as using the elevation of one plan and the floor plan of another. Find the floor plan that most closely matches your requirements, indicate any changes to the floor plan or exterior you may wish to make, then call us for a written quote and timetable to complete your changes.
